While I don't think government telling business there isn't a business case is a great thing. The car washes and banks need to be stopped. They are popping up all over the front range and rarely busy. Yes the carwash membership thing is nice idea and seems to have some traction. They use less water then you would use to wash the vehicle in your driveway. But I don't believe they need to be saturated. Convenience stores are on the uptick to as they are moving to compete with fast food and appear to be winning that battle in many markets. But let's save space for restaurants grocery stores. We need spaces for Aldi and hopefully Lidl. As they grow trader Joe's will try to match them too. As will whole foods and amazon fresh. I'm sure some other regional chains may pop in. All these car washes and banks are of little use to most of the population. Especially with the saturation. Not to mention what will happen when they fail. Banks merge or get bought by bigger banks all the time. The over saturated carwash business because some guy on YouTube said it's a great investment will fail too.
